Before you begin your home search, it is important that you get pre-approved for a loan. A pre-approval will tell you how much you would potentially have to spend on a home. Including a pre-approval letter with an offer helps strengthen your chances, as it shows the seller that you are qualified to complete the purchase. Another advantage to getting a pre-approval is that it can allow you to lock in your interest rate for a period of time so that you have plenty of time to find the perfect house.
Earnest Money and Closing Costs
Earnest Money is money that you, the buyer, agree to pay upfront once an offer is accepted. This money is used to display trust and helps to show that you intend to follow through with the contract and complete the purchase. This money is applied towards your purchase at closing or is refunded if the deal is terminated on certain terms. There are also ways that you could lose the earnest money, should you fail to meet certain terms of the contract. There is no standard amount and it is not a requirement to place an offer. However, it can often strength an offer in the eyes of the seller, and could be the reason your offer was chosen over another. We recommend around 1% of your offer price as earnest money when placing an offer.
Closing costs include all of the fees and costs necessary to research and guarantee that you receive a “clean” title/deed at closing. There are many variables that can change what you may owe at closing, and it is best that you discuss all of your options with your lender and closing attorney.
